At NR Elhadedy Architects, we thrive on the challenge of transforming spaces to meet modern needs, and our latest project in New Cairo is a testament to that. This project involved the renovation of an existing residential villa located on 90 Street, situated on a 661 m² plot. The task? Converting the villa into the headquarters for JD, while maintaining functionality for other uses within the same structure. This transformation was not only functional but also aesthetic, requiring a seamless blend of architectural creativity and respect for the building’s existing constraints.
Reimagining a Dual-Function Space
The original structure of the villa spanned a ground floor, basement, two upper floors, and a rooftop. Our mission was to convert the ground floor and basement into a modern, sophisticated headquarters for JD, while transforming the first and second floors into small studio apartments with motel-like services. The rooftop also had to be designed to function as an event-hosting space with direct access from the headquarters, ensuring that guests could enjoy the space without interfering with motel activities.
This dual-function design was one of the most interesting challenges of the project. We had to ensure that each space maintained its own identity and purpose while integrating seamlessly into the overall structure. Privacy was a key consideration—each function needed its own designated entrances and flow to operate independently.
Overcoming Structural Challenges
One of the unique aspects of this project was the existing structure itself. With a narrow facade measuring only 16 meters in width and 11.55 meters in height, we were constrained by the villa’s existing columns and concrete elements. Our goal was to modernize the facade and interior layout while preserving the structural integrity of the building. To do so, we incorporated innovative design techniques that allowed us to manipulate the facade, creating dynamic shapes and visual interest without compromising the building’s foundation.
We introduced a mountain-inspired design that aligned with JD’s brand identity, emphasizing stability, strength, and elegance. This design was reflected in the facade, where intersecting, triangular shapes represent mountain peaks, giving the building a unique and distinctive aesthetic. The peaks were crafted in varying heights to add dimension and depth, while maintaining a balanced, cohesive form.
Blending Functionality with Form
The transformation wasn’t just about aesthetics—it was also about enhancing functionality. The ground floor was reimagined to serve as the main entry point for both the headquarters and the motel, with the headquarters receiving a more prominent, inviting entrance. To ensure privacy for motel guests, we designed a relatively discreet entrance for the motel on the same level.
On the first and second floors, the studio apartments were laid out to make optimal use of the available space while adhering to the pre-existing structural elements. The columns and service cores were carefully integrated into the design, resulting in functional, comfortable living spaces for short-term stays. We also took advantage of the villa’s narrow facade by incorporating semi-open terraces, adding outdoor living areas that blend seamlessly with the indoor spaces.
The rooftop was another important feature of the project. With direct access from the basement, it was designed as a multi-functional event space. This layout ensured that the headquarters could host events while maintaining complete separation from the motel areas, preserving the privacy and exclusivity of both functions.
Designing for Brand Identity
One of the highlights of this project was the opportunity to reflect JD’s brand identity through the architectural design. JD draws inspiration from mountains, symbolizing stability, endurance, and a strong foundation—qualities that we infused into the design. By using mountain-inspired forms in the facade, we created an aesthetic that aligns with JD’s values, while also providing a modern and visually striking exterior.
The transparency of the ground floor also played a key role in the design. By incorporating large, semi-transparent glass elements, we created a welcoming, open feel at the entrance level, which contrasts with the solid, mountain-like forms of the upper floors. This juxtaposition of solidity and transparency symbolizes the balance between strength and approachability, making the building an inviting space for both visitors and employees alike.
Conclusion: Breathing New Life into Existing Spaces
This project was a rewarding experience for the NR Elhadedy Architects team, as it pushed the boundaries of what is possible when transforming an existing structure. By blending innovative design, functionality, and brand identity, we were able to breathe new life into a villa that is now poised to serve as JD’s headquarters and more.
